10 Red Flags When Interviewing Real Estate Brokerages in Dayton Ohio

PLATE 01 — ASKING THE RIGHT QUESTIONS

Choosing the right real estate brokerage is one of the most consequential career decisions an agent can make. The brokerage you join determines your commission structure, your support system, your lead sources, and ultimately your earning potential. Unfortunately, not all brokerages are transparent about what they offer. Here are 10 red flags to watch for when interviewing brokerages in the Dayton Ohio market.

1. Vague or Complicated Fee Structures

If a brokerage cannot clearly explain their commission splits, desk fees, and other charges in simple terms, that is a major red flag. Transparency should be the foundation of your relationship with your brokerage. At Glasshouse Realty, our fee structure is straightforward: no desk fees, no franchise royalties, and splits that improve as you grow.

2. High Desk Fees Without Clear Value

Desk fees of $300-$500 per month are common at franchise brokerages. Ask what you are getting for that money. If the answer is simply a physical desk and access to a printer, that is $3,600-$6,000 per year that could be in your pocket instead.

3. Mandatory Technology Fees for Tools You Do Not Use

Many franchise brokerages charge mandatory technology fees for their proprietary CRM and lead management systems, even if you prefer using your own tools. Ask whether you can opt out and use your preferred platforms instead.

4. Unreasonably High Commission Caps

A commission cap is the amount you must pay in commissions to your brokerage before your split improves to 100%. Caps at franchise brokerages often range from $20,000 to $30,000 or more. At Glasshouse, our cap is $15,000, and after that you keep 98% of your commission for the rest of the year.

5. No Clear Path to Career Growth

Ask about training programs, mentorship, and advancement opportunities. If the brokerage cannot describe a clear path from where you are now to where you want to be professionally, they may not be invested in your long-term success.

6. High Agent Turnover

Ask how many agents joined and left in the past year. High turnover is often a sign of systemic problems with the fee structure, culture, or support system. A brokerage that retains its agents is a brokerage worth joining.

7. No Access to the Designated Broker

In large franchise offices, you may rarely interact with the designated broker. At independent brokerages like Glasshouse, the broker is accessible, responsive, and invested in your success. If the broker is too busy to meet with you during the interview process, that tells you something about your day-to-day experience.

8. Pressure to Recruit Other Agents Immediately

Some brokerages focus more on building their headcount than on supporting their agents. If the interview feels more like a recruitment pitch than a discussion of how they will support your business, proceed with caution.

9. Hidden Franchise Royalty Fees

Some franchise brokerages charge a franchise royalty fee of 6-8% on top of your commission split. This fee is often buried in the fine print. Make sure you understand every fee you will be charged before signing. Our comparison pages show the full fee breakdown for leading franchises.

10. Lack of Local Market Focus

If a brokerage cannot demonstrate deep knowledge of the Dayton market specifically, they may not be the right fit. Local expertise matters for pricing, marketing, and client service. Glasshouse agents focus exclusively on the Ohio markets they serve, from Centerville and Beavercreek to Troy and Kettering.
