What's happening in the Dayton market right now?

The greater Dayton metro continues to offer one of the most compelling value propositions in the Midwest. With a median sale price around $250,000 — well below the national median — buyers get more home for their money without sacrificing quality of life or community.

Year-over-year price growth of approximately 3.2% reflects steady, sustainable appreciation rather than volatile swings. Homes are selling in an average of 38 days, and with only 2.4 months of inventory, the market leans slightly toward sellers in most neighborhoods — though the picture varies considerably by area.

The most competitive neighborhoods — Beavercreek, Springboro, and the Oregon District — see homes move in under 25 days with strong buyer interest. More affordable markets like Springfield and Wilmington offer longer timelines but are seeing increased attention from investors and first-time buyers priced out of other metros.

Whether you're a first-time buyer trying to understand your budget, a seller wondering what your home is worth, or an agent looking for data to share with clients — this is the page that gives you the real numbers for every community we serve.

Understanding the Data

How to read these numbers.

Median Home Price

The midpoint of all sale prices in a given area — half of homes sold for more, half sold for less. A better measure than "average" because it isn't skewed by a handful of very expensive or very inexpensive sales.

Days on Market (DOM)

The average number of days a listing is active before going under contract. Lower DOM means homes are selling faster — typically a sign of higher demand or tighter inventory. Under 30 days generally indicates a seller's market.

Price per Square Foot

The median sale price divided by the home's square footage. Useful for comparing value across neighborhoods regardless of home size. Higher price/sq ft often reflects location desirability, school quality, or newer construction.

Year-over-Year (YoY) Change

How much prices have changed compared to the same period one year ago. Positive growth means appreciation; negative growth means price softening. Sustainable growth typically falls between 2-5% annually.

Months of Inventory

How many months it would take to sell all current listings at the current pace of sales. Under 4 months = seller's market. 4-6 months = balanced. Over 6 months = buyer's market.

Data is the starting point.
