VA Loan Guide
The VA home loan is one of the most powerful benefits of military service. Here's everything you need to know about using your VA loan to buy a home in Ohio.
Zero Down Payment
VA loans require no down payment — 100% financing. At Ohio's median home prices (~$265K), that means you can buy a home with zero money down, unlike conventional loans that typically require 5–20% down.
No PMI
Private Mortgage Insurance (PMI) is not required on VA loans. This saves you $100–$400 per month compared to a conventional loan with less than 20% down. Your BAH goes further when you're not paying PMI.
Competitive Interest Rates
VA loans typically offer lower interest rates than conventional loans because the government backs a portion of the loan. This can mean significant savings over the life of your mortgage.
Funding Fee Explained
A one-time funding fee (2.3% for first-time use, 3.6% for subsequent use, 0% if you have a service-connected disability) helps keep the program running. The fee can be rolled into your loan amount. VA disability recipients are exempt.
Certificate of Eligibility (COE)
Your COE proves to lenders that you qualify for a VA loan. You can obtain one through your lender, the VA eBenefits portal, or by mail. Most lenders can pull your COE electronically in minutes. Active duty, veterans, and certain surviving spouses are eligible.
VA Appraisal vs. Conventional
A VA appraisal assesses both the home's market value and its safety/sanitary condition (Minimum Property Requirements). Unlike a conventional appraisal, the VA appraiser looks for peeling paint, leaky roofs, and other health/safety issues — protecting you from buying a home with hidden problems.
Ohio VA Loan Advantage
At Ohio's affordable home prices, your VA loan goes further. A typical BAH rate for an E-5 with dependents (~$1,860/month) can cover the full principal and interest on a $250,000 home at today's rates. You build equity with every payment instead of paying rent. Many service members also qualify for Ohio's down payment assistance programs that can be stacked with VA benefits.
